When I am working with a client in the market to purchase a new home, and they find one they love but note it has been on the market for X amount of time I always get THAT question.

I use “X” to represent the time frame because it could be anywhere from 1 week to 1 year. Regardless, you know the question! It goes something like, “What is wrong with this home that it is still on the market?”

It’s a tough question to answer because there can be an abundance of reasons as to why a home hasn’t sold the first day, week or month on the market…or even the first six months on the market…that are not the fault of the property itself. In fact, usually the home is not to blame at all. If it is, the question isn’t asked because the reason is so obvious it hits you upside the head!

The most common reason a home is available is the same reason many good catches are still single. Yes, it is all about chemistry. So I say to my buyer, the home is still on the market because it has been waiting for you and wondering where you have been all this time. And, I honestly am not trying to make light of the situation. It’s about as honest an answer as they come.

Let’s say we are not talking about a home but instead a menu of fine Italian food. You come to Tony’s Italian Eatery with a group of friends who all proceed to order something different off the menu. You trust your friends have good taste but no one ordered Tony’s special cheese ravioli.  And, you’ve been craving it for several weeks now. Do you ask the server or even the chef if there is some reason none of your friends are ordering the cheese ravioli? I’m going to go out on a limb and venture to guess you’ve never initiated that conversation.

Now, let’s take it one step further and imagine the menu has as many options as there are homes for sale in a given community. Besides the fact that your server will grow old waiting on your decision, what do you think the odds are that everyone orders the linguine with clam sauce?  Pretty remote unless they are giving it away for free, right?

So, that begs the question of whether or not you order Tony’s special cheese ravioli or change your mind and order the eggplant parmesan just because you see the guy in the next booth eating it. Did I mention eggplant makes you gassy?

So, the moral to this story is to buy the home YOU love. If it feels right and fits your needs then put a ring on it. And, order the cheese ravioli for goodness sakes. Make no noodles about it, you’ll be glad you did!
